Expands Multi-City Managed Office Deal with Forbes 2000 CX Leader with an expected Rental Revenue to Exceed INR 155 Crore Across All Locations.

Smartworks Coworking Spaces Limited (“Smartworks”), India’s largest managed office platform by area under management, has announced the expansion of its multi-city managed office partnership with a Forbes 2000 company and a global leader in digital business services and customer experience (CX) management.

As part of this expansion, Smartworks has added 1,150 seats at its managed office campus in Tata Intellion Park, Navi Mumbai, strengthening its presence in Mumbai. With this addition, the client’s total workspace portfolio with Smartworks now spans Bengaluru, Kolkata, Hyderabad, and Mumbai, taking the overall capacity to over 5,000 seats.

The total expected rental revenue from these four locations is projected to exceed INR 155 crore, including INR 51 crore from the newly signed Mumbai managed office deal.

Strong Demand for Multi-City Managed Office Solutions
Commenting on the expansion, Neetish Sarda, Founder and Managing Director of Smartworks, said, “As enterprises expand across regions, they increasingly prioritize consistency in workplace experience, faster execution, and the ability to scale seamlessly within a unified ecosystem. This multi-city expansion reflects the strength of our platform and the long-term relationships we continue to build with global enterprises.”

This deal underscores the growing demand for flexible, campus-style managed office spaces among large enterprises. Companies are increasingly opting for multi-city workspace solutions to support distributed teams and scalable operations.

Enterprise Demand Driving Growth
Smartworks continues to witness strong traction from large enterprises, particularly through large-format office deployments:

  • Clients with 1,000+ seats contribute approximately 35% of total revenue
  • Multi-city clients accounted for ~31% of revenue in Q3 FY26
  • Growth is largely driven by enterprise clients and Global Capability Centers (GCCs)

As of Q3 FY26, Smartworks reported over INR 4,700 crore in committed rental revenue, highlighting its long-term, enterprise-led business model.

Smartworks specializes in leasing large commercial properties and transforming them into fully managed office campuses tailored for enterprise clients. The company handles workspace design, build-out, technology integration, and daily operations, enabling businesses to scale efficiently without owning or managing real estate assets.
